Kelso has the oldest housing on our whole list, with a median year built of 1959 and plenty of blocks in Catlin and South Kelso that predate that by thirty years. Small frame houses near the river and the rail line were cheap to build and cheap to reside, and cement asbestos shingle was the reside of choice from the late 1940s on. We find it on a higher share of Kelso houses than anywhere except central Vancouver.
These are compact jobs. A typical Kelso house has 900 to 1,300 square feet of siding, one story, on a flat lot, and we can usually park the trailer in the driveway. That keeps the rate at the bottom of the table and the job inside two days once the Southwest Clean Air Agency wait is over.
Investors buy a lot of houses in Kelso, and the siding line comes up at every inspection. Burnt Bridge Siding Removal puts a number in writing from the address so the offer is built on a real cost, and because a purchase is not owner occupied, we also explain the certified contractor rule so nobody plans to pull it with a day crew.
Low ground and wet springs
Parts of Kelso near the river sit low, and spring jobs get planned around wet ground. Plastic goes down on gravel or plywood where the yard is soft, so the trailer and the bags stay out of the mud and the wetting water has somewhere to go.
